
It can often be very difficult to find a tradesman. However don't rush into anything or be too scared to ask questions from any tradesman. This checklist will give you some essential guidelines to choosing a contractor. It also serves as a reminder of points you need to agree on before they start the work.
Checklist
* Don't let anyone force you into having unwanted or unnecessary work. Be careful of any 'special deals' which you'll get only if you sign up for them immediately.
* Always get a few quotes. Don't always choose the first tradesman you see advertised.
* Previous history. Check up on past projects. Have you, your friends or your neighbours used this business? if so have they been reliable on previous jobs?
* Check to see if the company or individual undertaking the project. Try contacting relevant trade associations that may give extra security should a dispute arise. Contact the relevant trade association to find a member in your area.
* Remember to ask to see examples of workmanship previously done and ask contractor for any references. Try and check these references out and always be aware of anything that could seem a little strange.
* Check that the contractor is established, with premises you can visit. Take the address, telephone number. Be cautious if only a telephone or mobile number is provided.
* Get three quotes: If possible invite at least 3 contractors to quote for the work that needs doing and don't forget to check whether or not the quote includes VAT or if there are any extras. Don't always the cheapest check quality of workmanship, references etc before making your final choice.
* Unlike estimates, quotations are binding. Check if they're only valid for a specific period of time. If not they'll be valid for a reasonable time. So don't take too long to begin deciding whether or not to accept.
* Make it clear. Ensure all tradesmen you know what work is to be carried out and what preparatory work is to be included. Find out the commencement date for work and how long the proposed job will take. Make clear how the site should be left i.e. clean and tidy with all rubbish or scrap is taken away.
* The work to take place should be detailed in the quotation so that both you and the tradesman know exactly what can be expected of each other.
* Make a full list of work to be done, including any materials/make of product you specifically requested to be installed. Include this within the quotation.
* Certificate of Insurance: Make sure the contractor is insured. Insurance covers damage to your property and your neighbours. Also, ensure that either the contractor's or your own insurance covers death and personal injury.
* Ask each contractor who gives you a quote about guarantees, particularly any which are insurance-backed.
